Role Overview:
The Purchasing Agent plays a pivotal role in overseeing category management, sourcing programs, and contract negotiations for the division. This individual will work closely with national and regional teams to ensure accurate cost management, maintain high-quality standards, and optimize sourcing strategies. This position requires a strong understanding of construction practices, building regulations, and supply chain management.
Key Responsibilities:
Category Management
- Ensure the accuracy of hard costs for assigned categories.
- Coordinate with the National Category Management Team for product and pricing alignment.
- Develop and maintain Category Management Programs tailored to the local market.
- Collaborate with the Division Operations Team to review and enhance lot-specific processes.
- Implement and communicate redline plan changes to Preferred Partners.
- Participate in new floor plan walkthroughs, contributing to value engineering efforts.
- Address warranty concerns through proactive communication with Preferred Partners.
Contract Negotiation & Bid Management
- Manage the bid process from RFP issuance to cost submission.
- Analyze bid proposals to ensure completeness and comparability.
- Lead contract negotiations to secure optimal pricing and performance.
- Maintain accurate pricing records and communicate updates to regional and national teams.
Cross-Functional Collaboration
- Work with the Regional Director of Purchasing for strategic guidance.
- Collaborate with National Category Managers on pricing strategies and product selections.
- Partner with the Design Center to ensure product availability and specification clarity.
- Provide training and support to Division Team Members as needed.
Key Contacts:
- External Partners/Contractors – for pricing discussions and performance reviews.
- Regional Director of Purchasing – for direction and support.
- National Category Managers – for product and pricing updates.
- Division Director of Purchasing – for approval of contracts and pricing models.
- Division Operations Team – for process optimization and performance tracking.
Required Skills & Competencies:
- Proven negotiation skills with both internal and external stakeholders.
- Strong analytical abilities to interpret data and generate actionable insights.
- Proficiency with purchasing software and Microsoft Office Suite.
- Excellent communication skills – both verbal and written.
