KYDA Partners are working exclusively with a leading Homebuilder in the Atlanta market, seeking a Land Development Manager focused on high quality project completion. This position will play a pivotal role in the development and delivery of finished phases of lots, overseeing all horizontal construction activities before handing over to our vertical construction team.
You will have combined skills of technical competency and personnel management to successfully accomplish all assigned tasks, with a team approach and sound judgment to keep projects on schedule. You will be responsible for managing multiple developments simultaneously, whilst ensuring adherence to quality standards, safety regulations, and project timelines. The ideal candidate will have extensive experience in residential development, strong leadership skills, and the ability to effectively communicate and collaborate with various stakeholders.

- Coordination with the engineer on plan drafting and obtaining municipal and building partner approvals.
- Assist in evaluation of cost estimates and working with the engineer towards best value designs.
- Coordination of franchise utilities service, contracts, construction and pursue any rebate programs for reduction in facility costs.
- Management of field work during the development process, which includes lot development as well as landscape, hardscape and amenities construction:
- Including engineering, budgets, scheduling, document control, contractor selection and issuing contracts, permitting, development process on site, contractor relations, invoicing, bonds, final plat, entrance landscape and hardscape construction, amenity area construction, and development to construction turnover.
- Regularly coordinate and collaborate with project consultants, municipal staff, contractors as well as Real Estate Developers and other industry professionals throughout the project life-cycle to keep on schedule.
- Working with builder partners to ensure lots delivered are designed and built for the intended product, and to solve any coordination issues related to the Town, any other municipal authorities, and the HOA.
- Facilitate acceptance from municipalities and building partners.
- Administration of construction contracts, including invoice review and approvals, budget reporting and assistance with loan draws.
- Assist in researching new projects; participates in feasibility studies and the approvals process for new communities. Lead projects through the entitlement and engineering processes.
- Ensures quality standards in accordance with schedules, budgets, company and customer satisfaction goals.
- Proven leader that collaborates with Executive Leadership to develop and meet company goals. Develop and implement strategic business plans to enhance productivity rates within deadline driven environments.
- Foster a team environment to ensure that good communication, coordination of activities and effective problem solving occurs.
- Assist with education and development of employees.
- Conduct employee evaluations and set performance objectives.
