Job Summary: One of the market leaders in the Indianapolis Custom/Luxury Homebuilding market has an opening for an Operations Project Manager. The Real Estate Practice Group at KYDA Partners have been retained on this search and are looking to speak with customer focused professionals, experienced in takeoffs and estimating new construction projects and managing internal operations for multiple high end Luxury/Custom projects at a time. This role will perform critical pricing and budget components for the growing business and deliver one-of-a-kind custom homes, designed and built with the highest level of architectural talent, personalised service and top-of-the-line building materials
Role Breakdown:
Project Management (via Buildertrend software)
- Participate in client meetings and onsite walkthroughs
- Manage client selection process (selections, check/finalize quotes, deadlines, approvals, etc)
- Manage all change order pricing, approval, ordering
- Onsite work to discuss/check install accuracy, talk through finish options, etc
- Facilitate communication between subs, Project Manager
- PO submittals
- Watch and communicate job schedules with team and clients as it moves based on clients changes, adds, etc
- Assist with client research, design and selections
- Continual product research to locate products with superior performance or style
- Work with designer and team with selections
- Document management in BT (permits, updated quotes, plans, etc)
- Invoice price discrepancy reviews
Estimating, Permitting & Job Starts
- New Prospects: full price estimates
- Current clients: final selection/pricing updates
- Current client: change order pricing
- HOA approvals
- Energy certification submittal
- City permit submittal and tracking
- Builder trend job start (selections, loading files, etc)
Other Admin & Operations
- Social media (schedule onsite photos/videos, trades), approve content, etc
- Help set up and manage photography of jobs after completion
- Help organize company social activities
- Marketing/Advertising
- Help establish/check/schedule utility connections
REQUIREMENTS/QUALIFICATIONS
- Bachelor’s degree/or equivalent in related field is preferred
- Strong knowledge of Custom/Luxury residential building practices
- Ability to perform accurate job takeoffs, estimating and purchasing
- Ability to read and understand residential construction blueprints
- Negotiating skills and experience are preferred with ability to establish and maintain effective subcontractor relations
- Proven track-record in customer-facing role(s)
- Detail oriented
- Skilled in the use of customer-friendly language
